Nicolás Fraguada is a real estate broker, a REALTOR® with the San Juan Board of REALTORS®, and the founder of Fraguada Real Estate. Born in Elizabeth, New Jersey, to a Puerto Rican family, he returned to his parents' homeland of Puerto Rico, where he has resided for the past 35 years. This connection to the island has given him intimate knowledge of its communities, culture, and the nuances of its real estate market. He developed a genuine interest in real estate and property management at an early age. Through the experiences and teachings of his father and, later, his father-in-law, he gained practical knowledge regarding property management, maintenance, and development. These influences sparked a passion for detail and an appreciation for the potential inherent in every property. Nicolás holds a Bachelor’s degree in Business Administration from the University of Puerto Rico and a Master’s degree from the University of Turabo. His solid business background spans the operation of gas stations, the food and beverage industry, and the management of commercial and residential properties. This multidisciplinary experience allows him to evaluate every transaction from a comprehensive perspective, considering not only a property's value but also its operational performance, profitability, and growth potential. Recognized for his strategic, direct, and personalized approach, Nicolás bases his service on transparent communication, integrity, and a genuine commitment to every client. Through Fraguada Real Estate, he guides buyers, sellers, investors, and property owners through every stage of the process, providing the guidance and tools needed to make informed decisions and achieve their real estate goals with confidence and security.
